Reactive Maintenance

Reactive maintenance is also referred to as unplanned maintenance, corrective maintenance, run-to-failure maintenance or breakdown maintenance. Reactive maintenance is needed when equipment fails or breaks down unexpectedly.

 

Planned and preventative maintenance can reduce the need for reactive maintenance but in some cases, it is unavoidable.  It is not a good idea to rely on reactive maintenance as the only type of maintenance, especially not in commercial premises.

 

Unplanned maintenance can be costly as well as time-consuming so it is always better to keep equipment in good condition by having it regularly serviced. When emergency breakdowns do occur then it is beneficial to have some kind of cover in place.

 

Emergency breakdown cover helps you spread the cost of unexpected repairs and can often speed up the repair process.

Non-urgent

 

Non-urgent cases include situations where you have a backup system in place, where only part of a system is not functioning or where you can temporarily manage without the system working. For example, a toilet may be blocked but you have other toilet facilities available in the building.

 

An engineer can assess the problem and make any necessary repairs. In some cases parts may not be immediately available or entire systems may need to be replaced and when this happens the engineer will be able to give you an idea of the cost involved.

Emergency

 

Emergency breakdowns are highly inconvenient and in some cases can be dangerous or extremely costly.

 

Burst pipes, broken boilers, blocked drains, gas leaks, electrical faults; these unexpected problems need addressing quickly to avoid further issues and costs.

 

Unfortunately, these types of breakdown cannot be predicted but you can prepare for them by setting up emergency breakdown cover with a reliable company. If you do not have a trusted company in place you may end up paying a premium.
